Mortgage Types

Conventional (Fixed or Adjustable): With a down payment that is less than most Mortgage types, you can spread out your payments up to 30 years. The interest paid may provide you with income tax advantages.¹
Veterans Affairs (VA): Available to active duty military personnel, reservists, veterans, spouses of service members who died during active duty, military personnel with a service-related disability, and spouses of MIA or POW soldiers.
Federal Housing Administration (FHA): Available to consumers seeking a lower down payment or first-time homebuyers meeting certain requirements.
USDA:USDA loans are zero-down-payment, low interest rate mortgages. The United States Department of Agriculture guarantees the loans. They help very low-to-moderate income buyers become homeowners. The home must be in a rural area, and there are income requirements. Contact our mortgage associates for more information on how you can qualify.
Refinancing (Fixed or Adjustable): Reduce your monthly payment, take advantage of a lower interest rate, or change your repayment term. Refinancing your Mortgage may be available with the option to include closing costs if you’ve built up sufficient equity.

Special Mortgage Financing Programs

New Construction: If you are building your own home or employing a custom home builder, Planters Bank will help you set up a Construction Loan. This loan typically exists during the construction period and allows you to make draws for construction payments. These payments are often “interest only.” Once your new home is complete, you can seamlessly convert to a 15- or 30-year fixed rate Mortgage.
Tennessee Housing Development Agency (THDA): Available to consumers with certain income criteria who are financing a property in Tennessee. Generally, THDA Mortgages are available to first-time homebuyers.
Kentucky Housing Corporation (KHC): Available to consumers with certain income criteria who are financing a property in Kentucky.
Portfolio: Portfolio Loans are for the savvy Self-Employed Borrower or Real Estate Investor that have unique and/or multiple sources of income. These types of loans are individually based, and certain restrictions apply.
Non-Conforming:Non Conforming Loans are loan products that are for non-traditional home types, such as newly built condominium projects and unique projects that are not acceptable to Fannie Mae or Freddie Mac
